The constraint is power, not capital.
AI has turned electricity into the gating asset of the data center buildout. Utility service timelines now stretch into years in the busiest markets, while tenants commit in months. A site waiting for power carries its full capital cost and produces nothing, and every month of delay costs more than any realistic difference in the price of the power itself.
So operators are building power on their own side of the fence. That solves the clock and creates a new set of questions: the air permit, the carbon on the ledger, the backup fleet, and the neighbors. Diesel backup is getting harder to permit, not easier. Gas generation alone answers the timing question and leaves the carbon question open.
“How fast can I energize, and what will it cost me to be late?”
The buyer's real question is simple: how fast can I energize, and what will it cost me to be late? We build the answer so that the second question, how clean is it, has a good answer too.
